Like most Seller’s you want to know what your home is worth in today’s market. As you are probably aware, the market in Scottsdale has slowed and it has changed from a Seller’s market to more of a Buyers market. Homes stay on the market longer and you probably will not see multiple offers anymore, like you did last year. For that reason, you need someone that will price your home for current market conditions. Remember:
- Price it too low – you lose money
- Price it too high – you lose money
- Offer the wrong terms – it takes too long to sell
- Start high, lower later – you lose money

As an e-Pro I utilize the latest technology to put together a Comparative Market Analysis (CMA) that will help you make an educated and informed decision about where to price your home so it will sell! Some agents just use the Average Price per Square Foot to come up with a price, but this does not represent the love and care you have put into your home or the amenities. My CMA takes these into consideration so you get a value range specific to your home and representative of the market. Just remember, to get a TRULY accurate CMA, I (like any other agent) need to walk through your home to note your amenities. Think of it this way, an appraiser needs to walk through your home to give you his/her opinion of value, so I need to do the same.
