Here are some tools to help you as the Seller make an informed decision about Selling your home. The Scottsdale Real Estate market has slowed and has shifted from a Sellers to more of a neutral market, which ends up favoring the Buyer. The Buyer is starting to have some leverage they have not had for a couple of years. Now they are able to negotiate for better terms since there are more homes available and the Buyer does not have to settle. Getting ready to Sell Tips
Here are some tips I give every Seller I work with so they do not feel overwhelmed by the process
- Research as much as possible
- Search the MLS to look at your competition and to get an idea of pricing.
- Contact me for your Free CMA
- Review the Listing Contract so you are familiar with it and understand the sections.
- Look at the Seller Property Disclosure Statement (SPDS) so you are aware of what needs to be disclosed to the Buyer.
- Contact your insurance carrier and have them provide you with a claims history on the property for the past 5 years. Per the contract this is required to be provided to the Buyer within 5 days of contract acceptance and some insurance carriers require 2 weeks to provide this information.

- Review the entire listing and closing process with you
- Review all the documents you will probably see during this process with you and answer any questions you may have
- Review the CMA with you
- Work with you to develop a Marketing plan that fits your lifestyle
- Review with you how I will market your home.
